Acting on behalf of Threadneedle Merrifields have been engaged for a number of years dealing with lettings, rent reviews, lease renewals, lease re-structuring on the Burrell Way Trade Park in Thetford. Working alongside the funds asset management team, by sound strategy and shrewd negotiations we have been successful in achieving a steady increase in rental values on the estate over the past few years, despite the difficult economic trading conditions.
In some cases this has resulted in an increase of rents of over 30%. One transaction was a complex lease renewal negotiation where we liaised with solicitors and fund managers in anticipation of the preparation of expert witness reports for a court hearing. Just prior to court an uplift in rent was obtained under favourable new lease terms.
Merrifields involvement on the estate has led directly to an enhanced capital asset for the client.
