Following the downturn in the market, post 2008, College Tyres and Exhausts acquired the lease on an industrial unit on Cratfield Road in Bury St Edmunds. The rateable value was £104,000. Merrifields reviewed the rateable value and advised that there were grounds for reduction in the Rateable Value.  Merrifields were engaged to seek an alteration to the ratings list by submitting an appeal.

Following negotiations with the valuation officer Merrifields were able to agree a reduction to £82,500 equating to a large annual saving in rates payable for the client. In 2012 the landlord sought to increase the rent at review by almost 23%. Merrifields were appointed to pursue negotiations with the landlord which were detailed and complex. We used our expert knowledge to negotiate a much smaller increase, 7.5% in the rent.
